<p>Terms and Conditions for Red Pines Resort and Suites provided by Northwoods Property Management, LLC (DBA Up North Vacation Lodging)<strong></strong></p>
<p><strong>PAYMENT TERMS</strong><br>Reservations require 50% down at time of reservation. The balance is due 7 days prior to arrival. The reservation processing system will automatically charge the credit card on file. If you need to update the payment method, or you have any questions, please contact our office at 715-762-3291.<br></p>
<p><strong>Processing & Incidentals (damage waiver)</strong><br>This charge covers reservation processing and mandatory coverage for incidentals that may occur. This provides protection for you from unforeseen damage that may be incurred during your stay. Should damage occur there may be a $100 deductible applied per claim.<br></p>
<p><strong>Property Damage</strong><br>You agree to fund the cost of damage to the condominium incurred during your stay. This could be as little as $100 if a damage claim is approved as noted above. You will be billed for damage and/or extra cleaning.<br></p>
<p><strong>Property Condition</strong><br>The facilities you are renting should be left in the same condition they were found. This includes putting everything away, washing dishes, wiping down counters and emptying the trash. Please do not leave any perishable or non-perishable foodstuffs behind. Any excessive cleaning charges will be billed to you.<br>PLEASE NOTE: You have 24 hours after your arrival during which to report any defects or damage that may have occurred prior to your occupancy. Failure to do so could result in charges to you for damage or excess cleaning. Please leave a message at 715-762-3291.<br></p>
<p><strong>Parking </strong><br>There is 1 space marked up front for each unit. Additional parking and trailer parking is available out near the trees. Please leave room for others to navigate the lot. <br></p>
<p><strong>Arrival</strong><br>Check-in time is no earlier than 4:00 p.m. on the date of arrival. No early arrivals will be allowed unless prior arrangements have been made. Once housekeeping has a property ready for arrival you may receive a text message notification indicating you are able to occupy.<br></p>
<p><strong>Departure</strong><br>Check-out time is no later than 10:00 a.m. on the date of departure. Arrangements will have been made for cleaning very shortly after your departure, therefore no late departures will be allowed unless prior arrangements have been made. There are no refunds for early departures.<br></p>
<p><strong>Occupancy Arrangements</strong><br>Occupancy may not exceed what has been stated on the property or property listing. Tents, trailer campers and mobile homes are not allowed on the property. The property manager has the right to inspect for exceeded occupancy limits or any other reason deemed necessary. Any tenant found exceeding occupancy limits or violating any conditions of this agreement will be asked to vacate the property with no refunds given.<br></p>
<p><strong>Smoking </strong><br>Smoking is not allowed in the condos. If evidence of smoking is discovered, a deep cleaning charge will be applied to your credit card to cover the damages.<br></p>
<p><strong>Pets (ONLY Allowed in Unit 1 and 6 / 6A)</strong><br>Dogs are allowed on the premises for an additional $15.00 per day per pet. Use of kennels is permitted on a first come basis. </p>
<p><strong>Fireworks</strong><br>Fireworks are not allowed at this rental.<br></p>
<p><strong>BOATS/DOCKS</strong><br>Boats are not available. The docks are available, 1 per unit on a first come basis. If a dock is available, it should be left in the condition it was found. Guests also understand that the docks come in and out seasonally and there is no guarantee on early or late season usage. </p>
<p><strong>NO DAILY HOUSEKEEPING SERVICE</strong><br>While linens and bath towels may be provided (varied per location), daily maid service is not included in the rental rate. Linens (if provided) are not to be removed from the unit. We suggest you bring your own Beach Towels. An initial setup of trash liners, hand soap and toilet tissue is (may be) provided. Other items needed during your visit are your responsibility. Conditions may vary per location.<br></p>
<p><strong>Garbage</strong><br>A dumpster is available on site. NOTE: DO NOT CLEAN FISH OR GAME INSIDE Condos. Please place all fish and game carcasses in plastic garbage bags and put them in the dumpster.<br></p>
<p><strong>Hold Harmless Agreement</strong><br>Parents and/or guardians are responsible for the supervision of their minor children, particularly around docks and water. TENANT AGREES TO HOLD Red Pines Condominium Association, Northwoods Property Management, LLC ITS EMPLOYEES, AND PROPERTY MANAGERS HARMLESS FOR ANY INJURY OR DEATH THAT MAY OCCUR DUE TO THE TENANTS OR TENANT’S INVITEE’S NEGLIGENCE.<br></p>
<p><strong>Substitutions</strong><br>We make every effort to ensure that the unit you have rented is ready when you arrive. However, we reserve the right to substitute comparable accommodations without notice or liability in the rare event the unit is not available. We will attempt to notify you of any changes in advance if possible. Because we would be required to charge you the difference, we will work to provide you comparable within a similar price range but it will be at your discretion to cancel your reservation without penalty if the options we provide are not suitable.<br></p>
<p><strong>Tenant Inspection of Premises</strong><br>Red Pines Resort makes no representation or guarantee that this property will meet your expectations if you have not inspected the property prior to making your reservation. We encourage you to make a personal inspection of the property prior to booking your reservation. Do not rely on descriptions and photos. No refunds or exchanges will be allowed.<br></p>
<p><strong>CANCELATION POLICY</strong><br>• Cancelations made 30 days or more prior to occupancy date will receive full refund of deposit.<br>• Cancelations made less than 30 days prior to occupancy date and ‘no shows’ will forfeit 50% of the entire reservations amount.<br>• Cancelations made less than 7 days prior to occupancy date and ‘no shows’ will forfeit 100% of the entire reservations amount.</p>

<p><br><strong>Communication Agreement</strong><br>Guest agrees to communicate electronically.</p>
<p>Upon accepting the terms and conditions of this contract, your reservation has been made. Terms and conditions are subject to change. Thank you and we wish you a wonderful stay at the Red Pines & Resort and Suites. </p>
